How Do You Treat Mold in an HVAC System?

In Florida we rely heavily on our HVAC systems to keep us comfortable in the hot summer months and cooler winter nights.


Our air handlers are constantly working, and considered to be one of the most important mechanical systems in our home. When you think of it, they really are the lung of the home, and are crucial for maintaining indoor air quality.


One thing we neglect is keeping our HVAC system disinfected. Our ducts and air handler's plenum are insulated with fiberglass, which is a perfect place for mold, dead skin cells, dirt, viruses, and bacteria to live. On top of that, there is hot and cold air constantly being exchanged inside the plenum (the fiber glass box attached to your air handler), and humility levels are generally elevated.


What is one thing we know about microorganisms? They require heat and humidity to grow!


Now what are you options for treatment? We highly advise consumers to not allow a contractor to fog a biocide or fungicide in to their system. Not only are these chemicals highly caustic, and off gas in to your home, but it is a federal offense for a contractor to provide this service. Do you call a duct cleaner? We would advise against it. Normally they cause more harm that good, and leave your pocket book drained with little to no results.

We will also treat all the boxes that the vents are mounted to, the cold air returns, and the air handlers plenum. After the manual cleaning is done, we will run our dry fog through the entire system. Including the cold air return, plenum, and ducting. Since our fog is EPA & FDA approved, and it’s organic, you won’t have to worry about off gassing or having harsh, toxic chemicals in your home.
